Frisco grew fast. Neighborhoods built in the 2000s are reaching roof-replacement age while new builds keep going up, and all of them sit in the path of North Texas spring hail. NOAA has recorded baseball-size and larger hail in Frisco several times. Zeus Exteriors, LLC is a family-owned roofing and exterior contractor with a 5.0-star Google rating across 183 reviews, and we've had several Frisco projects this fall. We handle roof replacement, storm damage and insurance claims, and gutters, and every job starts with a free 9-point inspection.

Frisco neighborhoods we work in

Starwood and Stonebriar

These guard-gated communities have custom homes. Stonebriar is built around a private golf club near The Star and Legacy West. Many of these roofs are now 20-plus years old and use premium materials.

Plantation Resort

This golf-adjacent neighborhood has a more modest price point and established homes, many on original or second roofs.

Newman Village and Phillips Creek Ranch

Newman Village is a gated luxury community, and Phillips Creek Ranch is a large master plan with trails and pools. Both have HOA design standards to plan around.

Fields

Fields is a newer, PGA-centered development where young roofs mostly need post-storm inspections.

Frisco roof ages and styles

  • 2000s production homes with architectural shingles, many on their original roof.
  • Newer homes with builder-grade shingles and minimal attic ventilation.
  • Premium and designer shingles on gated custom homes.
  • Class 4 impact-resistant upgrades for owners tired of hail claims.

Is it time to replace your 2000s Frisco roof?

Many Frisco homes built in the 2000s are now about 20 years into a builder-grade roof. Signs it's time include granules collecting at downspouts, curled or cracked tabs, exposed nail heads, and leaks around vents and chimneys. Hail can speed that up, and a roof that has been hit a few times may qualify for an insurance replacement even if it isn't leaking yet. A free inspection with photos tells you whether you're looking at a repair, a claim or a planned replacement.

Frisco hail history (NOAA)

Frisco storms recorded in NOAA's Storm Events Database include:

  • March 14, 2024: an EF0 tornado on the UNT Frisco campus (NOAA report).
  • June 11, 2023: 3.5-inch hail near Main St and Teel Pkwy; NOAA estimates $5 million in damage (NOAA report).
  • March 24, 2019: baseball-size hail near Coit Rd and Main St (NOAA report).
  • April 3, 2012: hail of 1 to 2 inches with about $1 million in damage (NOAA report).

Large hail can bruise shingles in ways you cannot see from the ground, so we suggest an inspection after any storm that drops hail an inch or larger near your home.

Frisco reroof permits

Frisco requires a permit for reroofing. The city's self-service residential permit program covers reroofing when the replacement uses the same material, and a registered contractor has to pull it. Inspections are scheduled through the city's online permitting system. If you're changing roofing material, the self-service route doesn't apply, and we file the standard permit instead.

Filing a hail or wind claim in Frisco

Frisco's HOAs often require approval of shingle color and style even for an insurance replacement. We give you the product specs your HOA needs. We're a roofing contractor, not a public adjuster or attorney; your insurance company decides coverage. Texas law (Business & Commerce Code §27.02) prohibits contractors from waiving or rebating your deductible, so we never offer to.

  1. Get safe and limit further damage. If water is coming in, move valuables and photograph the leak. We can tarp an opening while you sort out the claim.
  2. Get a free inspection first. We photograph hail hits, creased or missing shingles, dented vents and gutters, and tell you plainly whether we think it's worth a claim.
  3. Read your policy, then file. Check your deductible (many Texas policies use a percentage wind/hail deductible) and your policy's reporting deadline before you call the carrier.
  4. Meet the adjuster on the roof. We can attend the inspection meeting with your adjuster and show the damage we documented.
  5. Review the estimate, then schedule. Once the carrier issues its estimate, we walk you through the scope and pull any permit the city requires.
