Roofing and exteriors in Carrollton

  • Carrollton spans three counties: Dallas, Denton and Collin. It has about 134,000 residents, and the median owner-occupied home value is about $381,000 (U.S. Census ACS 2020–2024). Because the city grew in stages, the roofs we see vary a lot from one side of town to the other.
  • Much of Carrollton was built out between the 1970s and 1990s. Many homes have already had one roof replacement, and a lot of them have under-ventilated attics plus dried-out pipe boots and flashing. Those failures cause most of the small leaks we fix here.
  • We also work in nearby Farmers Branch, Coppell, Addison and Lewisville. Most Carrollton addresses are a short drive from our Valley View Ln office.

Carrollton neighborhoods we work in

Each part of Carrollton tends to have its own roof problems:

Historic Downtown and Old Carrollton

The streets around the Downtown Carrollton Square and its DART station have the city's oldest housing stock, with ranch and traditional homes from the mid-1900s through the 1980s. These roofs often sit over older decking. Many have been re-roofed more than once and have aging flashing at chimneys and walls, so we check the decking closely before quoting a replacement.

Josey Ranch, Country Place and central Carrollton

These established family subdivisions have mature trees. That means more debris in valleys and gutters, and limbs that rub shingles. Common problems here are worn pipe boots, wind-lifted shingles on older roofs and gutters pulling away from fascia.

Indian Creek

Indian Creek is in the Denton County part of north Carrollton, around the Indian Creek Golf Club. It includes subdivisions such as the Villages of Indian Creek (built around 1991) and the Estates of Indian Creek (built around 2009). Many of the older homes are now at the age where their first or second architectural shingle roof is wearing out.

Castle Hills and the north side

Castle Hills is a large master-planned community at Carrollton's north edge, and parts of it fall in Lewisville and The Colony. Most homes there were built in 2000 or later. They tend to be larger, with complex rooflines, more valleys and steeper pitches, which makes ventilation and flashing details matter more. Coyote Ridge and the Gates of Prestonwood also have newer, larger homes.

Hail and storm history in Carrollton

Carrollton is in one of the most hail-prone parts of the country. A few recorded storms show what local roofs face:

  • June 6, 2018: Shortly after midnight, storms crossed the Metroplex and dropped large hail across Carrollton, Coppell and Farmers Branch. NOAA's Storm Events Database lists three-inch hail near President George Bush Turnpike and Old Denton Road in Carrollton, with an estimated $250,000 in property damage. It also lists baseball-size (2.75") hail and vehicle damage near Frankford Rd and Eisenhower St, about 3 miles northwest of Carrollton.
  • March 23, 2016: NOAA recorded hail slightly larger than quarters (1.25") near Josey Lane and Hebron Parkway.
  • April 21, 2023 and May 23, 2026: The National Weather Service in Fort Worth logged hail reports in Carrollton: quarter-size hail at I-35E and Belt Line Rd in 2023, and 1.5" hail near Trinity Mills Rd and Scott Mill Rd in 2026.

NWS reports are point observations, so a storm can damage a roof a few streets from the nearest report. If a storm has come through since your last inspection, have your roof checked even if it isn't leaking. Hail bruising often doesn't show up as a leak until months later.

Common roof types and home ages in Carrollton

  • Architectural (laminated) asphalt shingles are on most Carrollton homes, on brick houses from the 1970s through the 2000s. They're the most common roof we replace here.
  • Older 3-tab shingle roofs still show up on some original or once-replaced roofs in the older parts of the city. They're usually the first to lose shingles in high wind.
  • Complex, steep roofs are more common on newer, larger homes in the north part of the city. They have more valleys, more penetrations and more places for flashing to fail.
  • Low-slope sections over patios and additions need different materials than the main roof. They're a frequent source of leaks.

Most-requested services in Carrollton

Each job includes a full tear-off, a decking check, new drip edge, ice & water membrane in valleys and around penetrations, synthetic underlayment, starter strip, lifetime-rated shingles, high-profile ridge caps and corrected attic ventilation.
  • Storm Damage & Insurance Claims: After hail or high wind, we inspect your roof, gutters, siding and windows, photograph the damage and walk you through the claim, including meeting your adjuster.
  • Gutters: Zeus Exteriors installs 4- to 6-inch seamless gutters and repairs gutters that sag, leak or pull away from homes across North Dallas and DFW.

Carrollton roofing permits

According to the City of Carrollton Building Inspection department, a roofing permit is required only when structural members that support the roof are replaced, such as the roof deck or sheathing. Replacing the roof covering itself (shingles, tiles, metal panels, underlayment, membranes and insulation) does not require a permit. Replacement decking may be the same thickness as the existing decking, however much of it is replaced.

When a permit is needed, the application and fee go through the city's CityServe portal, and an inspection is scheduled once the work is done. The city also notes that work which doesn't need a permit still has to follow the adopted building code, and that emergency repairs requiring a permit must be filed by the next working day. If we find rotted or damaged decking during a tear-off, we'll tell you and show you photos. Building Inspection can answer specific questions at 972-466-3225.

How a hail or wind insurance claim works in Carrollton

  1. Inspect first. Many homeowners have us inspect before they file, so they know whether there's real damage. You get the photos before you call your insurer.
  2. File with your insurer. You open the claim. Check your policy for its reporting deadline and your wind/hail deductible.
  3. Adjuster visit. We can meet your adjuster on the roof so they see all of the damage we documented.
  4. Review and build. Your insurance company decides coverage. Once the scope is settled, we schedule the work and keep the job site clean.

We're a roofing contractor, not a public adjuster or attorney. Texas law also requires you to pay your deductible and prohibits contractors from waiving or rebating it. Be cautious of any Carrollton roofer who offers to waive it.

Carrollton roofing FAQ

Who is a good roofer in Carrollton, TX?

Look for a local office, a strong Google review history, photo documentation and a written estimate. Zeus Exteriors is based next door in Farmers Branch, holds a 5.0 Google rating across 183 reviews, and starts every job with a free 9-point inspection.

Do I need a permit to replace my roof in Carrollton?

Has Carrollton had major hail storms?

Yes. NOAA records three-inch hail near President George Bush Turnpike and Old Denton Road on June 6, 2018. The NWS logged more recent Carrollton hail reports in April 2023 and May 2026.

Why do older Carrollton homes leak?

The most common causes we find are dried-out pipe boots, worn flashing and poor attic ventilation, especially on homes built between the 1970s and 1990s.

Should I call a roofer or my insurance company first after hail?

Many homeowners have us inspect first so they know whether there is real damage before filing. Your insurance company decides coverage.

Will you waive my insurance deductible?

No. Texas law prohibits contractors from waiving or rebating a deductible.
